29485 m2Property Description
On the edge of the village of Paunat, about ten minutes from Le Bugue, this property brings together a traditional Périgord house, a separate guest house, a swimming pool and several outbuildings, set in about 3 hectares of land. Limeuil and the Dordogne valley are close by.
The main house stands over a cellar and has kept all its character: exposed beams, stone walls and a cobbled floor. On the ground floor, the living room is arranged around the stone fireplace fitted with a wood-burning stove and opens onto a covered, paved terrace. It leads to a separate kitchen, a bedroom and a shower room with WC. Upstairs, a large open space beneath the beams, with two washbasins, and a shower room with WC offer plenty of options: bedrooms, a study or a games room.
The separate guest house has a sitting room with a fireplace and insert stove, a kitchen, a bathroom, a separate WC and two interconnecting bedrooms. Attached to it is a 45 m² stone-walled workshop, perfect for DIY or creative projects.
Outside, the 8 x 4 m Desjoyaux pool is fenced. The garden is planted with trees and flowers, and a 41 m² outbuilding completes the property. The land of about 3 hectares is made up of several plots: around the houses, opposite on the other side of the lane, and a woodland a little further away.
The roofs were renewed in 2015 for the main house and in 2020 for the guest house. Comfort: double glazing, oil-fired central heating and a wood-burning stove in the main house, insert stove and electric heaters in the guest house, water softener and private septic system. Some refreshing is needed, especially in the bathrooms: a chance to make the place your own.
A charming property for a large family, for welcoming friends and relatives with complete privacy, or for a craftsman looking for a real workshop. Call us to arrange a viewing!
